Do I Need Planning Permission for a Garden Room in the UK?

The short answer: Probably not. Here's exactly what you need to know.

Under UK Permitted Development Rights, the vast majority of our bespoke garden buildings can be installed without ever applying for planning permission. However, there are a few strict rules you need to follow. As specialist bespoke builders, we design our garden rooms specifically to keep you on the right side of the law.

The Golden Rule: The 2.5 Metre Height Limit

The most common hurdle in UK gardens is the distance to your boundary (your fences or walls). If you want to place your summer house within 2 metres of a boundary, the maximum overall height of the building cannot exceed 2.5 metres from existing ground level.

4 Other Permitted Development Rules to Check

Aside from the 2.5m boundary rule, your garden building will generally fall under Permitted Development if it meets these criteria:

Not in your front garden

Outbuildings must be placed behind the principal elevation (the front wall) of your original house.

Doesn't take up too much space

Your garden room (plus any other sheds or extensions) cannot take up more than 50% of your total land area around the original house.

Not self-contained living accommodation

Home office, garden bar, gym or hobby room is fine. A permanent bed and self-contained dwelling will need planning permission.

Not in a protected area

Listed buildings, National Parks, the Broads, AONBs or World Heritage Sites have restricted rights. Conservation areas have slightly different rules—we can advise.

What if I want a traditional Apex (pitched) roof?

If you want one of our traditional designs, like the Executive Apex Garden Studio, the roof naturally peaks higher than 2.5m.

Under Permitted Development, a building with a dual-pitched (apex) roof can be up to 4 metres high, provided the entire building is placed more than 2 metres away from any boundary.

Because we are bespoke builders, if you want an Apex roof but are tight on space, we can easily adjust the pitch and design to suit your specific garden constraints. Mass-manufactured flat-pack companies cannot do this—if their standard kit doesn't fit your legal requirements, you are stuck.
